The project saw the conversion of an existing, outdated office block into a new 133-bed Travelodge hotel with bar café delivered in two phases – enabling works and main works.

The enabling works included asbestos removal and stripping the building back to its shell to enable additional detailed investigations of the concrete structural frame to be undertaken. As a result of the surveys, major strengthening works were undertaken to the concrete frame.

The existing top storey was removed and a new steel frame installed. The head height of the lower two floors was severely restricted by the existing structure and so M&E services had to be carefully designed to ensure ceiling heights were acceptable.

The design and main works were reviewed and assessed to ensure all current requirements for a new hotel were delivered. An acoustic consultant reviewed all appropriate proposed construction details and onsite testing was undertaken once completed to ensure the hotel was fully compliant.
