The overall development comprises 150-acres surrounding an existing Rolls-Royce production facility and a disused runway and airfield, together with 150-acres of green belt space. The scheme can accommodate circa 1 million sq ft of industrial, manufacturing and distribution facilities across its 67-acres and 700 houses on the 80-acre residential site.

The major infrastructure works included earthworks, drainage, utilities and highways, winning the British Construction Industry Award (BCIA) for sustainable initiative of the year for recycling and re-using the tar bound material produced from the existing runway.

Delivered over three phases it comprised new roundabouts, the reconfiguration and reconstruction of existing operational highways, new access roads.
